SikaTop-123 Plus is a two-component, polymer-modified, Portland cement-based repair mortar from Sika, supplied as a matched kit of a liquid acrylic polymer component and a cementitious powder component. Mixed on site with a low-speed drill and paddle, it produces a fast-setting, non-sag trowel mortar intended for patching and rebuilding deteriorated concrete on vertical and overhead surfaces, where a conventional sand-cement patch would slump out of the cavity.

The formulation carries Sika FerroGard 901, a penetrating corrosion inhibitor that migrates into the surrounding concrete to slow corrosion of embedded reinforcing steel - the usual cause of spalling in the first place. Sika reports extremely low shrinkage, high compressive and flexural strength, increased freeze/thaw durability and resistance to deicing salts, and a denser matrix that improves carbonation resistance without acting as a vapor barrier.

Repair mortars of this class are placed into sound, clean, mechanically prepared and saturated surface-dry concrete, scrubbed into the substrate to fill pores and voids, then built up and finished before initial set. Because the material sets quickly, batches are sized to what the crew can place and finish in one pass.
